The CentreCourt mall master plan covers its approximately 55-acre redevelopment site. The much wider City Centre transport study generally runs from Whites Road to Brock Road and Kingston Road to Bayly Street, with additional lands north of Kingston west of Liverpool and near Notion Road. That study boundary is not the mall ownership boundary, a single development approval, or an exact GO Major Transit Station Area boundary. [2] [5]

A date attached to one does not govern the others. The City’s Official Plan webpage also requires Edition 9 to be read with subsequent amendments; a 2017 design illustration is not the final permission for every site. [10] [6]
CentreCourt’s phase page identifies Towers 1 and 2 as under construction and as a new condo release. Its overall master-plan page retains a broader “coming soon” status. We use the phase-specific construction statement, without suggesting every proposed tower has started or that all units are for sale. [3]
The overall concept retains a renewed shopping destination and adds street-level retail, sidewalks and pedestrian connections around residential towers. The buyer question is how a selected building connects to the shops and public spaces delivered in its phase, rather than whether the complete master-plan rendering will exist at first occupancy. [2]
The endorsed design includes event space, summer misting, winter skating, seating, landscape, public art and washrooms. The July 2026 project page forecasts spring-2027 tendering and summer-2027 construction, subject to 2027 budget approval; it estimates roughly 12 months for park-feature construction. These are conditional schedules, not an opening announcement. [4]
The municipal Phase Two concept includes a new Central Library, a community centre with youth and seniors spaces, a performing-arts centre, expanded City Hall space and connected public spaces. Residential development above the library/community centre is contemplated. Council’s January 18, 2024 decision deferred Phase Two to 2028 pending completion of the Seaton Recreation Complex and Library. The deferral is not proof the new downtown facilities will open in 2028. [1]
The Pickering GO pedestrian bridge connects the north and south sides of Highway 401. It provides a real existing connection around which to assess a downtown home. Measure the route from the actual building entrance, including crossings and station access, instead of repeating a district-wide walking-time claim. [7]
The current transport study assesses roads, transit, cycling and walking over 10- and 20-year development horizons, including the mall redevelopment. It held a public information centre on April 23, 2025. A network option shown for study should not be labelled funded construction or used as a promised commute improvement. [5]
The April 2017 guidelines emphasize street edges, transitions between building scales, pedestrian routes, parks and public spaces. They also discuss Pine Creek and Krosno Creek connections and a possible compact urban school south of Highway 401. Treat those items as design/planning directions. They do not independently confirm a school opening, public access to a private courtyard or completion of a new bridge. [6]
Use the board’s school finder for the purchased address and the intended school year. A school shown on a developer’s neighbourhood map is an amenity reference, not evidence of attendance eligibility. The DDSB tool currently offers the 2026/2027 school-year selection. [8]
The City posts separate construction and noise-exemption updates around the mall lands and Glenanna Road. Several entries show 2026 date ranges. Because those ranges may have ended, verify the latest notice before assuming a closure remains active. For a purchase, compare the occupied building’s access and adjacent works with later-phase plans; a master-plan completion image cannot establish the first years of day-to-day conditions. [1]
Tribute locates VuPoint Tower 2 at Liverpool Road and Highway 401 and describes it as part of downtown Pickering. It is a separate builder’s development; its units and amenities are not part of CentreCourt’s mall-project totals. This distinction helps buyers compare nearby choices without merging their ownership, construction schedules or amenity promises. [9]
