Brightwater is a defined redevelopment site within Port Credit, combining delivered homes with later waterfront phases. Its value as a neighbourhood guide is in separating delivered buildings from the full master-plan promise, and distinguishing the site from other Port Credit waterfront projects. [8]

Which area does this guide cover?

The approximately 72-acre former Imperial Oil site sits south of Lakeshore Road West and west of Mississauga Road South. Its planning addresses are 70 Mississauga Road South and 181 Lakeshore Road West. Port Credit is the wider neighbourhood; 1 Port Street East is a separate waterfront site on the other side of the river. [2] [11]

From refinery lands to a mixed neighbourhood

Brightwater’s partners are DiamondCorp, Kilmer Group, Dream and FRAM + Slokker. The former industrial land required extensive remediation before its new residential uses. The redevelopment offers apartments and townhouses with commercial uses, public spaces and waterfront connections, delivered in stages rather than all at once. [9] [2]

How the numbers and approvals changed

The 2019 proposal described 2,995 homes. Official Plan Amendment 181, adopted October 30, 2024, changed that policy number to 3,893 and altered the height and land-use framework for later blocks. The amended height schedule includes buildings up to 35 storeys; these are permissions, not a statement that such towers are complete. [2] [3]

The implementing zoning by-law was passed January 14, 2026. It specifies 3,893 dwellings excluding RA3-37 lands, revises building and parking standards, and removes two holding provisions. The current developer website uses 4,000 homes. Until the exclusions and all blocks are reconciled, retain these separate scopes and do not add 150 to 3,893 as an asserted site total. [4] [1]

Delivery and later phases

The developer describes the community as being in phase 3 of 6. Its present site lists Brightwater I & II, Brightwater Towns, The Mason and The Mason Towns. Phase labels do not establish that every home in a phase is occupied or that a future waterfront component will be ready alongside a particular purchase. [1]

The project planner reports 725 residential units delivered, including 150 affordable homes, on an undated page that still forecasts a November 2025 zoning decision. Treat that delivery figure as a source observation, not a verified October 2026 completion count. [8]

Parks, waterfront access and environmental design

The City’s park programme describes roughly 18 acres, including a 13-acre waterfront park and connections toward Ben Machree Parkette and J.C. Saddington Park. The developer’s sustainability page refers to a 9-acre waterfront park. The sources do not reconcile those park boundaries, so neither figure should be advertised as the final surveyed waterfront park area. [6] [10]

The sustainability strategy includes stormwater measures such as bioswales and naturalized planting. Buyers should distinguish intended landscape and environmental design from completed park handovers and verified building performance. [10]

Shops, community uses and schools

The current developer page describes more than 300,000 square feet of retail and office space across the master plan. That is a development-wide measure, not proof that all commercial space is leased or open. Check the exact building’s route to daily services while later phases remain active construction areas. [1]

Historical plans identify a potential elementary school. Neither the parks consultation nor the school-related planning history reviewed here establishes an operating on-site school, funded opening year or school assignment. The 2026 by-law’s removal of holding provisions also needs to be read with the current board arrangements before presenting the school as guaranteed. [6] [4]

Peel’s Credit River Way provides a concrete public-housing component within the site. Its 150 affordable rental units should be described separately from condominium sales and from any future rental commitments. [7]

Transit and the wider Port Credit area

The City’s currently reviewed Lakeshore BRT assessment is for the two-kilometre East Avenue–Etobicoke Creek segment, east of Brightwater. It should not be presented as an operating BRT stop outside a Brightwater building. A buyer’s actual commute needs the present service, walking route and operating timetable, not a long-range corridor diagram. [13]

Inspiration Port Credit covers both the former Imperial Oil lands and 1 Port Street East. The latter’s proposed marina environmental assessment received provincial approval on June 5, 2026. That is an environmental approval for a separate project; it does not mean a new marina is built or included in a Brightwater purchase. [11] [12]

What to examine for a specific purchase

The City application links detailed wind, shadow, noise, transportation, grading and underground-parking studies. These matter most at block level: a waterfront district label cannot answer a particular suite’s exposure, future outlook or construction surroundings. Compare its position with the later Blocks P, Q and U rather than relying on a whole-site rendering. [5]

Brightwater is one defined development in the wider Port Credit neighbourhood. Inspiration Port Credit also includes the separate 1 Port Street East project. [11]

Can I assume all five parks open with my home?

No common opening schedule was verified. The City’s park programme and the selected residential phase need separate checks. [6]
